WHAT IS ARVERNE BY THE SEA?

HOW MUCH ARE THE TAXES?

Thanks to our 20-year UDAPP property tax abatement, your annual real estate taxes are estimated at under $1,000 per year.

HOW FAR IS THE COMMUTE TO MANHATTAN?

Manhattan is 13 miles away as the crow flies and under an hour via the nearby Arverne by the Sea subway stop, located at B 67th street. There is also Express Bus service to Midtown and a dedicated subway stop.

Additionally, two ferries are available to The Rockaways from East 34th Street & Pier 11/Wall Street in Manhattan.

WHERE IS ARVERNE BY THE SEA?

Right on the Atlantic Ocean in Rockaway Beach.  Our main Sales Center is located at 6306 Beach Front Road, Arverne, Queens, New York; right near the ocean in a safe, beautiful neighborhood only 13 miles from midtown Manhattan.

IS THERE A HOMEOWNER’S ASSOCIATION (HOA)?

Yes.  The HOA provides services such as snow removal from streets and sidewalks, lawn care and landscape maintenance is for front of homes and common areas, as well as common area insurance, repairs, water and electricity.

WHERE CAN I SHOP IN THE AREA?

Residents of Arverne by the Sea can walk to the 55,000 s.f. Stop & Shop Supermarket, a Chase Bank, and a new retail plaza that will include a Subway Sub Shop, a pizzeria and a Dunkin’ Donuts.

IS THERE BEACH ACCESS?

Yes.  The beach is directly across the street from Arverne by the Sea.  Surfing anyone? The ABTS beach is one of only two New York City surf beaches.
